A detailed home inspection will uncover defects or safety concerns that may have gone unnoticed by the current homeowner, or may have not been reported in the Seller's Disclosure. The inspection allows you to have a full understanding of the home's condition before committing to the purchase and provides you with the information needed to negotiate a fair price with confidence.
Even when buying a newly constructed home, experts recommend an inspection. Some inspectors have reported finding as many as 30 "deficiencies" on newly constructed homes. While the builder may provide a warranty, if the property and home are not inspected prior to purchase, then a problem may go uncorrected and lead to a bigger issue over time.
When selling a home, you want the most value from your investment. A pre-listing inspection gives you an unbiased review of the home's condition, identifying repairs and items that may be revealed by the buyer's inspection, which could slow the sale of the home and/or reduce the sales price. You may decide to give a copy of the inspection to the buyer, indicating your confidence in the quality of your home and potentially mitigating the somewhat painful negotiation process.
A home inspection prior to the expiration of a 1-year builder's warranty presents the homeowner a third party opinion of the current performance of the home's systems, and finds defects that are not apparent to the untrained eye. It is a small expense to protect your biggest investment. It also allows you to have your claims professionally reviewed and documented in terms that are clear to the builder and his contractors, complete with evidence to support the concerns.
As you build your new home, you are relying on the builder to ensure that all the system components are properly built/installed to secure your family's safety and comfort. Phase inspection provides peace of mind by inspecting components (i.e. framing, HVAC, plumbing and electrical) as they are installed, prior to being hidden under cement, sheetrock, brick work or buried in insulation. A perfect time for a phase inspection is when the builder issues a cash call. The inspection cost is a small expense when protecting your dream home.
